    Now that we are in the heart of the holiday season many people have a lot of downtime to unwind, reflect and hopefully….plan.  This post is NOT meant to be a downer, just a wake up call.  I completely understand that the Holidays are “party time” and I’m good with that but….the New Year is rapidly approaching and then it is back to the real world…the REAL…SCARY…WORLD.

    During your downtime I want you to think about your finances and the financial future of you and your family.  There is no need to rehash the economic problems of the past 3 years and it is ALWAYS good to be optimistic about the future, but optimistic and delusional are two entirely different things.

    I am a very optimistic person, especially when it comes to my future.  The reason is because I look at the situation as it REALLY is and not as I wish it would be and then I act in a manner that will move me in a positive direction.  I am also not easily lead by the so called “majority”  The late great founder of the personal development industry Earl Nightingale once said, “if you had no plan on how to become successful and could find no information on the subject it would still be very easy to succeed.  You simply look at what everyone else is doing and do the opposite”  Well, maybe not everybody, but most people.  Most people ARE easily lead.  Kind of like lambs to a slaughter?

    The way we are being led right now is with the politicians and big money people telling everyone that things are going to get better soon…hang in there…put your money in the market and let it ride and so on and so forth.  Sorry, I’m not buying it.  The truth is that the entire world is awash in a debt crisis that cannot be sustained.  The entire world is now connected and when one domino falls, others are soon to follow.  Here are some facts, not media or political or Wall Street spin.

    The S & P 500 from 2007 until today has returned -20.2%  YES…that is a MINUS sign in front of the 20.  For 2011 the return is 0

    The top 13 Mutual Funds which invest in large cap stocks are returning 0.25% for 2011…if they invested in foreign stocks…-12%, yes, that is another minus

    How about Hedge Funds?  The 5200 Hedge Funds out there, averaged out are returning -3.5%…another minus

    Should I even bother to go it not C.D.s and such?  Didn’t think so.

    Now, on the flip side, we have been CONSISTENTLY been getting returns of 20-30% on, DRUM ROLL PLEASE…REAL ESTATE!!  Can you believe it?  If you listened to the media you wouldn’t believe it.  If you listened to the Wall Street hype machine you wouldn’t believe it, but as the old saying goes, “it is what it is”

    We get these returns by purchasing entry level AFFORDABLE housing in specific areas. We happen to be in Pittsburgh but we are not the only people or place in the Country that is getting these results. When you combine these returns with the fact that we are at historically low values, which are going nowhere but up.  Historically low interest rates, which are going nowhere but up, AND you have a REAL asset that will never go down to 0.  This is something you REALLY need to consider.

    My belief is that within the next 3 years we will be seeing an enormous financial shift and when this shift is complete, you will either be wiped out, or you will have acquired far more wealth that you thought possible.  I do not want to sound like a doomsayer but this is really happening.  You must begin to take matters into your owns hands, and GET EDUCATED.  There is hope but you need to be willing to see things for what they are and act accordingly.

    Don’t worry, I’m not going to leave you hanging.  I will continue this subject in blog posts to come as well as some solutions that may be at your disposal.  For now…enjoy the holidays…and THINK!!

    • What business are you in?

    I thought this may be a good time of year to give a very important business lesson.




    So, what business are YOU in?  Me?  Sometimes I know…sometimes I forget.

    The other night I was watching the great Christmas classic, A CHRISTMAS CAROL,
    the one with George C. Scott and although I have seen the movie dozens of times before,
    this time something REALLY jumped out and hit me straight between the eyes.

    Scrooge was being greeted by the first ghost of the evening, who just happened to be his former business partner, Marley.  Marley seemed to be in quite a bit of anguish and Scrooge made a feeble attempt at soothing him by telling him that he was “always good in the ways of business” to which Marley bellowed..

    MANKIND WAS MY BUSINESS…and he failed at that business.

    Like I said, that line REALLY hit me.
    ddly enough I was telling this to Frank Mckinney
    the other day and he said the very same thing happened to him.
    So, what business are you in?

    I totally understand how easy it is to get caught up our own lives and problems,
    especially in this day and age.  But, what if Marley is right?  What if Mankind is ALL of our businesses.

    Actually, its not what if, it IS our business….all of us.

    I wrote a little book a while back called 21 Insider Secrets to Building Real Wealth in the New Economy.
    One of the things I listed as a secret for success was GIVING.
    Many could not understand how I recommended GIVING in order to GET.
    Well, I don’t have time to go into it right here so you’ll just have to trust me on this one.
    If you really want to put yourself on the fast track to success, try GIVING.

    As my buddy Frank says…TIME, TALENT, OR TREASURE.  We all have one if not all of those to give.

    These are tough times for lots of folks…believe me, I know.
    But I also know that everyone has a battle to fight and part of our role here is to help others fight those battles.

    You would be amazed at the wonders it will work for you when you come to the aid of someone in need.

    This Christmas is going to be tough for lots of people so don’t forget what business your really in.

    When you can really adopt an attitude of gratitude,
    you will see how everything will get better for you…yes,
    even the business that puts money in your pocket.

    Scrooge learned his lesson and went on to become more wealthy than he had ever dreamed of becoming.

    • I Know its Tuesday But…..

    How do you start YOUR Mondays?  Why Mondays?  It just so happens that Monday mornings around 9:00 a.m. seems to be the time that most people suffer from heart attacks.


    Anyone want to guess why?  Hmmmm, lets see, could it be YOU HATE YOUR JOB!!??  Are you stressed to the 9s?  Are you wondering if the nightmare merry go round that your on will ever stop?  Sound familiar?  Hey, don’t feel bad, your not alone.  Millions of American feel the same way.  So, what can you do?  How can you got off of said merry-go-round?  Do you REALLY want to know?  If so, put your thick skin on because I will be blunt.  If your feeling thin skinned today, read anyway, it will HELP you GET thick skin.


    O.K.  First of all…..Its YOUR fault that you feel miserable.  Yes, YOURS.  I can here it now….”but Jim, how can it be me, haven’t you seen all the bad news out there”?  Ahhh, a clue.  Read that last line again.  ”Haven’t you seen the bad news out there”?  There in lies the problem.  The news.


    Here is a little psychology lesson for you.  Think of your mind as a garden and in that garden you are going to plant seeds in order to grow the crop which you would like to produce.  The ground will work on producing whatever it is you plant.  It DOES NOT CARE what you plant.  It will work with what you gave it.  In other words, if you want a crop of corn, planting carrot seeds would not work very well for you.  You would need to plant seeds for corn.


    The same holds true for your mind.  Whatever information you put in, good or bad, will begin to grow.  How much we feed that crop will determine how big that crop will grow.


    Now that the entire world is on a 24 news cycle the danger of planting “bad seeds” greatly increases.  Think about it.  How often do you see good, positive, uplifting stories on the news?  Almost never?  How about in everything you read or the people you surround self with?  Is what you are taking in from those sources good or bad?  Chances are, it is bad.  Who died, what burnt down, and how much the economy crashed today.


    You may not think that that information has any effect but you would be sorely mistaken.  Your subconscious mind which does not differentiate between fantasy and reality will go to work on creating the reality that you are feeding it.  If you are feeding yourself consistent, bad information, you WILL produce a life of stress.  THIS IS A FACT!!  DO NOT discount the power of your subconscious mind to create your reality. For a MUCH more detailed and entertaining take on this subject I recommend you buy PSYCHO-CYBERNETICS by Maxwell Maltz.


    What I am getting at is that all of this bad input that is going into your brain is growing, and whether or not you realize it, is having a VERY negative effect on your life, both mentally and physically.


    The silver lining is this.  The same works for GOOD input that goes into your brain.  If you feed it a consistent diet of good, uplifting, informative information you will begin to see changes in your life that reflect that.


    Here is your assignment.  I want you to try this for 30 days.  I mean REALLY try it.  For the next 30 days, I want you to go on a LOW information diet.  Forget the news, the Internet, gossiping friends and instead replace it with QUALITY content.  I STRONGLY recommend that you spend some time on a web site called TED.  That is www.TED.com On this site you will find some of the most amazing and inspiring stories that will completely change your views of what is possible.  I recommend that you START your day with watching a few of the videos on that site, and be sure to END your day with something positive going into your head.  Also check out www.simpletruths.com and watch some of their inspiring movies. Also consider downloading some positive or educational books onto your i-pod and listen to them while you are exercising.  You are exercising right?


    You’ve got to trust me on this one.  It can make ALL the difference.  If your worried about missing something by going on a low information diet….don’t.  If something big happens, you’ll know.


    Start planting GOOD seeds and you will be rewarded with a good crop.

    • It’s Called Thanksgiving For a Reason!

    First up…HAPPY THANKSGIVING!!   I love this day and all that goes along with it.  Well, almost all…you know how that family thing can be, but that’s for another day.  Anyway, it is a great day with all the food, football and the fun atmosphere in the air.  So, what’s missing?  What I think is missing for many folks, me included,
    is that TRUE feeling of THANKS.
    Its easy to get caught up in our own little day to day troubles, or at least what we think are troubles.  What happens next is we forget how TRULY lucky we really are.  Listen, everybody has a battle to fight, no one is immune.
    But I think it may be helpful to put YOUR battle in perspective.
    You live in the greatest Country in the world, contrary to what the media may be trying to tell you.  You have food, clothing and shelter and even if you don’t, you can get it. And most importantly, if you are reading this…YOU ARE ALIVE and that is something to be thankful for.  I have been to places in this world where people have REAL reasons to complain and not be thankful but strangely enough, they are ENORMOUSLY thankful.  They understand that every day above ground is a good day and each day is a gift that is not to be taken lightly.  As silly as it may sound, I was walking downtown yesterday in the middle of a pretty good rainstorm and I found myself feeling
    grateful that I had an umbrella.  Its the little things that matter.
    So, enjoy your day, eat until you almost explode, enjoy family, friends and football, and most of all be THANKFUL….REALLY THANKFUL. There is no reason not to be.  Unless of course…your a Turkey.
    Then your screwed!

    • Beat The Pants Off Wall Street!

    With all the “Occupy Wall Street” stuff in the news and the beating that the big boys are taking it seems almost unfair to pile on…..but I’m going to anyway….sort of.

    I began my real estate investment career 24 years ago for 3 main reasons

    1.   I was broke.

    2.   I did not understand and or trust what Wall Street offered.

    3.   I DID understand and trust what real estate had to offer.

    The rest as they say is history.  I was able to get returns on investment real estate that seemed to defy logic.  Family, friends, and even Financial Advisors were scratching their heads trying to figure out what I knew that so called “financial wizards” did not.

    Well, I don’t have time to go into great detail right now as that is not the point of this post but I will give you one hint.  Its called “LEVERAGE”  This tool, as I call it is the most powerful wealth builder ever created.  You better believe I learned very quickly what it was and how to use it.
    I recommend you do the same.
